COOLING
• Install gauges and check operating pressures. • Check voltage and amperage to all motors with meter. • Check airflow across evaporator coils. • Check for adequate refrigerant charge and possible leaks. • Check evaporator superheat. • Lubricate all moving parts. • Check belt and adjust tension. • Check filters. • Check pressure switch cut-out settings. • Check start capacitor and potential relay. • Check compressor contractor. • Check all wiring and connections. • Clean and adjust thermostat. • Clean condensing coil. • Check that condensate drain is open.
ELECTRIC HEAT
• Check electrical wiring – connections and insulation. • Check amperage draw on each element. • Check total amp draw of elements. • Check temperature rise. • Return outdoor thermostats to original settings if applicable.
GAS HEAT
• Check and adjust thermostat. • Clean and adjust all safety controls. • Clean burners and controls. • Clean and adjust pilot assembly. • Check standing pilot. • Check electronic spark ignition controls. • Adjust burner for efficiency. • Check for gas leaks in furnace. (soap test) • Lubricate moving parts. • Check belt and adjust tension. • Check filters. • Check vent pipe and draft diverter. • Check fan control. • Check manifold pressure. • Visual inspection of heat exchanger. • Check temperature rise. • Check complete furnace cycle. • Instruct client on filter replacement/maintenance. • Replace filter/wash where possible. • Carbon monoxide test.
FIREPLACE
• Cleaning the glass. • Cleaning the log set and inside the firebox. • Test the optional equipment, make sure it is working. • Touch-up the fireplace only with high temperature paint. • Perform a visual check of the vent system, gas fireplace, and gas components including the burner, the pilot flame, pilot assembly, and gas control valve.
HRV/ ERV
• Clean & check air intake and exhaust. • Clean & check filters. • Clean & check heat exchanger core. • Clean & lubricate blower. • Clean & check drain pan. • Clean & check drain lines. • Check operation.
